What Buyers Should Know About WDIR Reports
In North Carolina, the standard real-estate pest inspection produces a Wood Destroying Insect Report — usually called a WDIR or “termite letter.” It is the same NPMA-33 form that lenders, including VA and FHA, require as part of closing. The report covers visible evidence of subterranean termites, drywood termites, carpenter ants, carpenter bees, and wood-decay fungi.
What it does NOT do is guarantee the house is pest-free. The WDIR only reports what is visible at the time of inspection. A 30-year-old crawl space full of insulation, a sealed wall cavity, or a finished basement can all hide active pest issues that no NPMA-33 inspection will catch. That is why the smartest buyers pair the official WDIR with a broader pest-history conversation: ask the seller for prior pest control receipts, ask the inspector about moisture readings in the crawl space, and ask whether the chimney chase or the attic was actually entered.
